Most forum owners tend to be fully invested in running their community. They would of course do so with staff members when they can't do everything alone because it's rare seeing one set up a community but only to leave everything in hands of another person who might be a friend or an acquaintance.

On what condition would you ever consider leaving your forum in the hands of another person to be completely in charge of everything?

It would have to be someone I trust.

I might even create a special user group and exclude options such as deleting the forums and such because there would really be no need for that permission.

I don't trust people easily because of the experiences I've had with so many individuals whom I thought I knew better. For me to trust someone to the extent of entrusting my community to him/her, the person must have proved beyond every reasonable doubt they can't betray me.

I had a co-owner on my first forum, one of us was always available. I have a sole ownership with my current forum, I would never leave it on the hands of other users. That would only happen if I decide to leave and put it on sale

This is why the business of flipping forums is lucrative for those who knows how to do it because forum owners will keep getting to the point where they can't do it anymore and they wouldn't want to hand it over to another person but sell it off and move on with their lives.
It's not so much that I don't trust the person but more that I don't trust their experience or judgments.
If someone have a good experience in running a forum but have a questionable character, I wouldn't dare trust the person to run my community in my absence.

No offense to anyone or personal, but I wouldn't trust any of you to take on my Admin roles of my platform. haha. To me. trust is a given and earned prospect. I ideally will give limited perms to a person in a Global Moderator position like not be able to ban without approval of an admin. As for the admin, yeah I need to know who you are and even go as far meeting in person. The forum I have is treated like a business in most cases.
